Reservations
Once you decide you would like to make a reservation, just let us know by e-mail or telephone. We will then send you a return e-mail message committing us to your reservation (assuming the condominium time is still available, of course). A deposit in the amount of 50% of the total rental fee is then required.

Payment Methods
By Check:
Payment may be made via personal check, cashier's check, or certified check. All checks must be denominated in US funds.
Bank Wire Transfer:
Just contact us for the instructions that your bank will need.
Credit Card via PayPal:
If you have a PayPal account, you may also make this deposit using any credit card that PayPal accepts. However, PayPal does not provide this service free of charge; in order for us to receive the 50% deposit payment, PayPal will charge your credit card approximately 3% more. We can calculate for you (using the published PayPal formula) how much you would need to charge to your credit card in order for PayPal to forward to us the 50% deposit amount.

Then send this check to us via US Post Office Priority Mail, USPS Express Mail, FedEx, UPS, or DHL. Regardless of the service you choose to use, you will be provided with a tracking number. Please send us this tracking number via e-mail. If we do not receive your tracking number within two business days after you receive our return e-mail reservation commitment, your reservation will be canceled.
We Will Let You Know
Regardless of the deposit payment method you elect, once we receive your deposit we will let you know immediately via e-mail, and we will consider your reservation confirmed.
Your Vistana / Westin Reservation Number
Approximately seven to ten days later, we will e-mail you a Vistana/Westin reservation number. With this, you can (and should) confirm your reservation with the Westin St. John Resort FRONT DESK immediately. You may reconfirm your reservation with the Resort as many times as you wish until your day of arrival. We will provide instructions about how to do this when we e-mail you your Vistana/Westin reservation number.
The Balance of the Rental Fee
The balance of your rental fee must be received by us at least 60 days prior to your arrival. The methods of payment are the same as those for the 50% deposit. (See above.) If you make this second payment by check, feel free to use USPS first class mail, if you wish.
Again, when we receive this final payment we will let you know immediately via e-mail.
Final Payments That Are Late
If we have not received this final payment in full by 60 days prior to the arrival date, your villa time will become subject to rental to another party.
Reservations Made Closer to Your Arrival Date
We certainly do accept reservations made less than 60 days in advance, and we will be happy to work with you on these. In these cases, however, full payment of the total rental fee will be required, again using one of the methods of payment above.
Finally, for last-minute bookings, we will do our best to provide you with the accommodations that you need at the Westin St. John. We handle last-minute reservations on a case-by-case basis. Just give us a call or send us an e-mail message. You will find us to be very responsive.
After Your Arrival
Once you arrive, we would be happy to meet with you, if you wish. Kevyn lives about five minutes from the Westin St. John Resort, and can come to your villa or anywhere else on the Resort to answer any questions you may have about St. John, activities on the island, the Westin, how to navigate within the West Indian culture, how to report anything that needs attention in your villa, etc. Just give us a call.
Effective April 2, 2020:
If you cancel your reservation more than 90 days prior to your arrival date, we will return all of your 50% deposit, less a service charge of 10% of the full rental fee amount.
If you cancel your reservation between 90-60 days prior to your arrival date, we will attempt to rent your time to another party for at least the same rental fee. If we're successful, we will return your 50% deposit to you, less a service charge of 10% of the full rental fee amount. If we are not successful, your entire deposit will be remitted to the villa owner; we retain nothing.
If you cancel your reservation less than 60 days ahead of your arrival date, your full rental fee will be forfeit unless we are able to rent your villa time to another party for at least the same rental fee. If we are successful, we will return your full payment to you less a service charge of 10% of the full rental fee amount. Because of this, and other reasons, we always recommend that visitors to St. John purchase travel insurance. (See below.)
Finally, if for any reason the Resort is closed during the check-in date of your villa rental, we will provide you with a full rental refund minus a $100 service fee.
We Hope You Will Understand That...
St. John Condos, LLC cannot be responsible for things over which it has no control. So, if a guest is disappointed in or unsatisfied with a Westin villa due to decor, specific location on the resort, any aspect of the villa amenities, or level or quality of service provided during the guest's stay, please recognize that these are among those things for which the Westin Resort and its staff are solely responsible; we are unable to be.
However, we also want you to know that the Westin St. John is very sympathetic to those of its guests who are dissatisfied with their accommodations or Resort service for any legitimate reason. Indeed, it has been our experience that the Westin St. John will usually go out of its way to apologize to you for any disappointment you may have in your villa or with the Resort service. In some more serious cases this can include moving you to a comparable villa (subject to availability). The Westin St. John is one of the finest resorts in the Caribbean, and after more than 15 years of providing Westin rental villas to St. John visitors, we can tell you that these kinds of disappointments are unusual.
ALSO NOTE: In those cases in which we rent a Westin villa with a specific villa number, then in more than 95% of these situations this is exactly the villa the renter will occupy upon arrival. However, the Westin Resort cannot absolutely guarantee the availability of any particular villa for any fixed set of dates. For example, prior to your arrival, it may be found that something in your villa may require service/repair that could take several days. An air-conditioner replacement would be an instance of this kind of thing. In these exceptional cases, the Westin will do its best to place your party in another villa with the same floorplan and amenities. If it is unable to do so, however, the Westin guaranties only that the replacement villa(s) will have the same (or more) bedrooms as the villa that was reserved. This is the same policy that the Westin would apply to the time-share owner himself or herself if he/she had made use of this same villa instead of making it available to you, through us.
Travel Insurance
We STRONGLY recommend that visitors to the islands purchase travel insurance. This is especially important in the winter when the weather in the US may cause flight delays or cancellations, or in the late summer and most of the fall season when serious inclement weather can sometimes affect the Virgin Islands.
